3 معلومات لازم تعرفها قبل ما تستثمر فلوسك في العقارات!!
لو سألت أي حد ليه عايز تستثمر في العقارات؟، هيقولك علشان ده واحد من أئمن وأضمن الاستثمارات على المدى المتوسط والبعيد، والكلام ده صحيح، بس القطّاع العقاري في مصر دلوقت بيعاني من أزمات كتير.
أولاً البنوك في مصر بتتحوّط من أزمات السيولة المحتملة في بعض الشركات التطوير العقاري، وده معناه ان البنوك خايفة الشركات دي تفلّس ومتدفعش اللي عليها.
تانياً شركات التطوير العقاري عندها أزمة في توفير الدولار، خصوصاً مع الإجرائات الحكوميّة لتقليل فاتورة الاستيراد.
تالتاً بقى في شركات كتير بقت تكلّم العملاء علشان تعدّل العقود وترفع الأسعار.
نصيحتي ليك لو عايز تستثمر في العقارات اشتري عقار جاهز، خصوصاً ان محدش عارف الأسعار رايحة على فين، أو على الأقل ذاكر شركة التطوير العقاري اللي هتتعامل معاها واتأكد ان معندهاش اي مشاكل من دي.
